Em estudo anterior realizado para Porto e Matosinhos (Reis, 2011; Reis e Costa, 2011) não foi possível obter evidência empírica desse impacto positivo. Alguns anos depois, justifica-se estudar de novo o assunto. Para o efeito, estimamos funções hedónicas de preços com dados relativos a 1065 habitações transacionadas no Município do Porto e Vila Nova de Gaia, ao longo do ano de 2016. A análise empírica tem em conta um conjunto de variáveis explicativas, incluindo variáveis estruturais, de localização e de vizinhança. Foram estimados três modelos: o modelo de preços hedónicos, o modelo de dependência espacialmente desfasada e o modelo de dependência dos erros.
