John Spiers, right, of BESt Investment, the BES analysts, has devised a computer model to show how much BES shares will appreciate for a given rise in the value of the company's properties. Mr Spiers points out that predicting capital appreciation is highly subjective, but it is possible to measure the effects on factors such as issue costs, rental yields, running costs and incentive arrangements. "The results are quite startling," says Mr Spiers. He predicts that in First Cambridge, which intends to invest in properties in and around Cambridge, a 100 per cent rise in the value of the properties translates into an appreciation of only 47 per cent in the shares. But Norcity Homes, now closed, which will invest in Glasgow properties, should achieve a similar gain with no rise in property prices. The First Johnson Fry scheme, favoured by NIG, would achieve a 71 per cent gain. Grampian Assured would rise by 42 per cent.
