ResumoThis article focuses on the production of apartment buildings by private investors in the city of Sao Paulo, from 2000 to 2008, aiming to understand some real estate market aspects influencing or determining the design and characteristics of dwellings. Planning and commercialization strategies of new products are analyzed based on several academic studies, EMBRAESP (Brazilian Corporation for Property Studies) reports, advertising material, as well as on an existing database and research studies on apartment building produced by Nomads.usp (Center for Studies of Interactive Living). The conclusion was made that strategies to accelerate the commercialization of apartments and to guarantee the financial return to investors are prioritized over characteristics related to spatial and architectural quality, concerned with the use of the units by future dwellers.
